Project Scope
Phase 1 for the new Penobscot Pavilion Tower consisted of the main infrastructure with a complete fit-out of the Sterilization Processing Department (SPD), the Main Lobby, Cafeteria, Medical/Surgical Inpatient Rooms and the Mechanical Spaces.

The primary heat is provided through a total of eight new custom Air Handling Units (AHUs) with the air tempered through individual Single Duct Terminal Variable Air Volume (VAV) Units. The secondary heat is delivered through radiant ceiling panels and finned tube radiation.

The cooling is produced through the new centrifugal water chillers and cooling towers. The condenser water loop is 20” pipe and spans nearly ¼ mile underground between the cooling towers and chillers. There is a 300 ton dedicated chiller and closed circuit fluid cooling towers that tie into an existing system and serve as the primary cooling for the OR suites and surgical center.

Cleaver Brooks Dual Fuel Fire Tube Boilers, 600 HP, 20,700 BTU/Hr steam output
Cleaver Brooks Deaerator/Surge package, 70,000 lbs/Hr
Trane Centrifugal Water Chillers, 1,700 tons
Marley Open Circuit Induced-Draft Cooling Towers, 3,500 GPM
Marley Closed Circuit Fluid Cooling Towers, 1,200 GPM
Trane Packaged Air Handling Units with DX Coils, 40 tons of cooling
Trane Energy Recovery Unit sized at 15,000 CFM
Trane Gas Fired Rooftop Unit that is a dedicated heating/cooling unit, 17.5 tons, 6,000 CFM
Air Enterprise Custom Air Handling Units, 386,000 CFM
Trane Single Duct Terminal Units for primary space heating/cooling from the AHUs
Sterling Linear Radiant Ceiling Panels for supplemental heating in each patient room
Mitsubishi Split System Air Conditioners, 10 tons of cooling capacity
Spence Pressure Reducing Stations to reduce steam to desired pressures
Cemline Steam Generator, produces 7,000 lbs/Hr of clean steam at 50 psi

Special Project Considerations
This project was unique because the new Penobscot Pavilion Patient Tower was added to the Eastern Maine Medical Center campus while the rest of the hospital and all of its services remained operational.
